SPACE UTILIZATION <br /> A summary of the space utilization of the work areas and common areas at the facility are <br /> assessed below: <br /> BUILDING ONE <br /> Building #1 primarily houses the Division Managers, Administrative Support, Parks Planning, <br /> conference rooms, miscellaneous offices and Fleet Maintenance. <br /> DIVISION MANAGERS: <br /> Each Division manager resides in an office space. <br /> ADMINISTRATIVE SUPPORT: <br /> The Administrative support unit has 8.5 FTE plus temporary part time employees. Much of the <br /> occupied office space is used for filing and other office appurtenances. Should this area <br /> increase in population then space allocation will need to be reviewed. Combining the existing <br /> payroll office with the main office area is being considered to allow better access for files and <br /> coordination between employee workstations. The Administrative Supervisor currently occupies <br /> an individual office. <br /> PARKS PLANNING: <br /> Parks Planning has 7 FTE. The Principal Landscape Architect office currently resides in an <br /> office space. Four Landscape Architects, a temporary employee, a senior program specialist, <br /> files and other equipment currently occupy a single workroom. An additional program specialist <br /> occupies a 115 sq. ft. office down the hall. <br /> CONFERENCE ROOM: <br /> The Large Conference room in Building #1 accommodates 30 people. The Emergency <br /> Command Center (ECC) Conference room is primarily use for emergencies but may be used as <br /> a small conference room when available. This room accommodates up to 5 people. <br /> MISC: <br /> The Financial Analyst is located in an office in Building # 1. A copier room and storage area for <br /> archived files is also housed in Building #1. <br /> FLEET SERVICES: <br /> The Fleet Service section has 25 FTE. The Fleet Section Manager occupies an individual office <br /> space in Building #1. There are 4 FTE assigned to the preventive vehicle maintenance work <br /> unit. <br /> The Operations Facility in Building #1 houses the majority the Fleet Maintenance activities <br /> including the Supervisors' office, locker rooms, service writer workstations, break room/library, <br /> and, most importantly, the city's fleet shop (service) facility. <br /> The Operations facility has several major challenges that significantly impact efficiency and <br /> safety: <br /> 1. The facility does not meet current earthquake standards. <br /> 2. Current site layout does not provide sufficient access for large equipment such as fire <br /> apparatus and sewer cleaning equipment. <br /> 3. The facility's safety engine exhaust system is inoperable and needs replacement. <br /> 4. The facility's layout is not conducive to safely accessing workspace. <br /> 5. The maintenance facility was designed for a much smaller fleet operation and is about the <br /> third of the size required to effective maintaining our 940 vehicle fleet. <br /> <br /> 6. Parking area to locate shop workflow and safe transport area to maneuver equipment <br /> around yard and into shop for repairs is inadequate resulting in past accidents. <br /> Facilities Master Plan -January 2004 <br /> III - 7 <br /> <br />
