The City shall pay $460,000 cash at closing of escrow <br /> with the balance of the market value of the 8 lots to be in the form of a charitable donation from <br /> the seller to the City. The property .Includes eight vacant lots In the Lenore Subdlvlslon, <br /> identified above. <br /> Title shall be transferred by Warranty Deed, free and clear of all liens and encumbrances of <br /> record except standard exceptions that are approved in writing by the City. <br /> Possession of the property is to be delivered to the City at close of escrow. <br /> Close of escrow to be on or before March 19, 2009 or as soon thereafter as documents can be <br /> prepared and funding provided to escrow. The City will pay for title insurance, both sides of <br /> escrow and recording fees. The Seller to pay any past due taxes with current taxes prorated to <br /> the date of closing. Escrow shall be closed with Sarah Vail at Cascade Escrow, 811 Willamette <br /> Street, Eugene, OR 97401. <br /> The final acceptance of this offer is subject to City Manager's approval. The City has 7 days <br /> from date of your acceptance of this ofF®r to complete a Level I hazard assessment at its own <br /> expense.
