I believe you'll recall that <br /> about two years ago the City acquired a small parcel of your land at the corner of River <br /> Avenue -and Beaver Street for a sidewalk installation. <br /> In order to meet the requirements of the Americans with Disabilities Act (ADA), an <br /> additional small portion is needed for a sidewalk ramp. The area needed is 23 square feet <br /> and is shown on the enclosed diagram. <br /> Sales of comparable property indicate a value of approximately $8.50/SF which equals <br /> $195.50, or $200 rounded. <br /> The City hereby offers to purchase the enclosed property for $200 as total just <br /> compensation. If you are in agreement, please sign the second page of this letter and <br /> return the entire letter in the envelope provided. I am also enclosing a Street Deed which <br /> will convey the 23 square feet to the City. This document needs to be signed in the <br /> presence of a notary. I am a notary and if it would be easier for you, I would be happy to <br /> meet with you to notarize the document at a location convenient for you. Copies of the <br /> offer letter and the Street Deed have been enclosed for your files. Upon signed return of <br /> the offer letter and the Street Deed, the City will record the-deed and send you a copy of <br /> the recorded document, along with your compensation check. <br /> Your cooperation is very much appreciated..
