District shall manage the development and construction <br /> of the Youth Sports Parks and artificial surface fields in consultation with City as specified in a <br /> sepazate Program Management Agreement. The separate agreement will specify the conditions <br /> under which City will provide a project manager. <br /> Section 2: Length of Agreement. <br /> 2.1 Original Term. The term of this Agreement shall commence on the date of this <br /> Agreement and continue for a period, of thirty (30) years, unless terminated as provided in K <br /> . <br /> section 12. <br /> 2.2 Ten Year Review. City and District shall review this Agreement at least once <br /> every ten (10} years and modify it as they mutually agree to be appropriate. <br /> _ . 2.3. _..-Renewal.--After-thrty.-(3.0)-~.ears._the--parties-.intend._to.-continue_the._agreement_on _ <br /> terms to be mutually agreed upon. <br /> Section 3. Investment <br /> 3.1 City. City's investment shall be $4 million, to include "hard" and "soft" costs <br /> and in-kind contributions for design, permitting fees, testing, construction administration, project <br /> management, construction, and related costs. <br /> 3.2 District. District's investment shall be at least $3.5 million.
