OTHER CONDITIONS: <br />• Owner to finish the common areas (elevator lobby, hallway, restrooms) on the third floor. At <br />least one of the existing toilet rooms intended to be accessible shall be upgraded to meet <br />current OSSC accessibility standards. <br />• Owner to be responsible for major building repairs and / or replacement when needed, for <br />HVAC, and electrical service which are currently installed components of the building. <br />• Owner to be responsible for custodial services and utilities as part of the lease rate. <br />• Owner to provide locks. <br />CITY RESPONSIBILITIES <br />• Security system, access control, prox cards, panic alarm <br />• Computer cabling and connections - will require accessing the building below grade into the <br />City of Eugene archive storage and up the service shaft to the fourth floor. <br />• Furnishings and systems furniture. <br />• Signage for the suite (if not provided by Owner} <br />• Insurance related to City's use of the building <br />• Payment of property taxes; when the City obtains a property tax exemption, then the City shall <br />no longer be responsible for property taxes while the exemption is in effect. <br />We anticipate that the final space planning, preparation of permit documents for construction, and <br />construction supervision would be coordinated by PIVOT Architecture in conjunction with our Facility <br />Management Project Manager. <br />When the scope of the tenant improvements is known, we expect to negotiate a final lease rate. Upon <br />agreement of the parties, the Owner may prepare a final lease for City's review and approval. The - <br />lease would not commence until the remodeling of the space is substantially complete. <br />We are looking forward to working with you again to become tenants at Park View Place.
