fixtures" are defined as removable items of personal property brought on the <br />Leased Premises by Tenant which are necessary to carry on Tenant's trade <br />or business. Tenant shall be obligated to pay rent until the removal of all <br />trade fixtures, furnishings and equipment is completed. <br />22. Signs. <br />Tenant shall not place or suffer to be placed on the exterior walls of the <br />Leased Premises or upon the roof or any exterior door or wall or on the <br />exterior or interior of any window thereof any sign, awning, canopy, marquee, <br />advertising matter, decoration, letter or other thing of any kind, without the <br />prior written consent of Landlord, which shall not be unreasonably withheld. <br />23. Quiet Enjoyment. <br />Tenant, upon fully complying with and promptfy performing all of the terms, <br />covenants and conditions of this Lease on its pa~t to be performed, and upon <br />the prompt and timely payment of all sums due hereunder, shall have and <br />quietly enjoy the Leased Premises for the Term set forth herein as against <br />any adverse claim of Landlord or any party claiming under Landlord. <br />24. Miscellaneous. <br />24.1 Tenant Defined. <br />The word 'Tenant" as used herein shall mean each and every person, <br />partnership or corporation who is mentioned as a Tenant herein or <br />who executes this Lease as Tenant. <br />24.2 Broker's Commission. <br />Tenant represents and warrants that it has incurred no liabilities or <br />claims for brokerage commissions or finder's fees in connection with <br />the execution of this Lease and that it has not dealt with or has any <br />knowledge of any real estate broker, agent or salesperson in <br />connection with this lease.
