20. Surrender or Abandonment of Leased Premises. <br />20.1 Surrender of P.ossession. <br />Tenant shal! promptly yield and deliver to Landiord possession of the <br />Leased Premises at the termination of this Lease. Landlord may place <br />and maintain a"For Rent" sign in conspicuous places on the Leased <br />Premises ninety (90) days prior to the termination of this Lease. <br />20.2 Abandonment. <br />Should Tenant vacate or abandon the Leased Premises or be <br />dispossessed by process of law or otherwise for more than five (5) <br />business days, such abandonment, vacation or dispossession shall <br />be deemed a breach of this Lease, and, in addition to any other rights <br />which Landtord may have, Landlord may remove any personal <br />property belonging to Tenant which remains on the Leased Premises <br />and store the saine, the cost of such removal and storage to be <br />charged to the account of Tenant. <br />21. Removal of Tenant's Property. <br />Fumishings, trade fixtures and equipment installed in the Leased Premises at <br />the expense of the Tenant shall remain the property of Tenant and upon <br />expiration and termination of this Lease, Tenant shall be conclusively <br />deemed to have abandoned all personal property not previously removed. <br />All other fixtures, alterations, additions, improvements and/or appurtenances <br />attached to or built into the Leased Premises prior to or during the term of this <br />lease shall be.. and remain part of the Leased Premises and shall not be <br />removed by Tenant at the end of the Term unless Landlord agrees in writing <br />thereto. Except, however, those additions, improvements, etc. which are <br />installed at Tenant's sole expense. Tenanf shali,have the optior~ at their sole <br />cost and expense of removing any additions, improvements, etc. which they <br />paid to have installed if they also at their sole cost and expense retum the <br />Leased Premises to the original .condition existing prior to Tenant's <br />improvements. All such fixtures and improvements which r~main a part of the <br />Leased Premises on termination or expiration include without limitation; all <br />floor coverings, drapes, paneling, molding, doors, walls and fixed partitions, <br />vaults, plumbing systems, electrical systems, lighting systems, si(encing <br />equipment, all fixtures and outlets for the systems mentioned above, and any <br />special flooring or ceiling installations.
