the fault or negligence of Lessor or Lessor's employees, <br />agents or invitees. <br />10.1.2 Repair and maintenance of the exterior walls and members, <br />ceilings, roof; all water, sewer, gas and electrical service to an <br />within the Leased Premises; restrooms, windows, doors, <br />heating and air conditioning systems, as well as sidewalks and <br />curbs. This shall not include maintenance or repair <br />necessitated by the fault or negligence of leasee, its agents, <br />employees, or invitees. <br />10.2 Lessee's Obliaations: <br />The following shall be the responsibility of Lessee: <br />10.2.1 Any repairs necessitated by the fault or negligence of Lessee, <br />Lessee's employees, agents, or invitees. <br />10.2.2 Any repairs or alterations required under Lessee's obligation to <br />comply with the laws and regulations as set forth above. <br />10.2.3 All other repairs not required of Lessor. <br />102.4 Lessee shall be responsible to notify Lessor, in writing, of any <br />demands for repair of the items which is the responsibility of <br />Lessor to maintain. Lessee, in providing such written notice, <br />shall provide Lessor a reasonable time in which to perform said <br />maintenance or repair work. If Lessee fails to so notify lessor, <br />then Lessee shall be r~sponsible for any injury or damage to <br />Lessor or any third parties which result from the lack of such <br />repair or maintenance. <br />. 10.3 Failure to Maintain. <br />If Tenant fails to keep and preserve the Leased Premises as set forth <br />in Subsection 10.2, above, Landlord may, at its option, put or cause <br />the same to be put in the condition and state of repair agreed upon, <br />and in such case, upon receipt of written statements from Landlord, <br />Tenant shall promptly pay the entire cost thereof.
