7. Licenses and Taxes. <br />Tenant shaii be liable for, and shall pay throughout the Term, all license and <br />excise fees and business and occupation taxes covering the business <br />conducted on the Leased Premises. Such taxes do not include the <br />Downtown Service District Fee. <br />8. Use: <br />8.1 Permitted Uses. <br />Tenant shall not do or permit anything to be done in or about the <br />Leased Premises or bring or keep anything therein which will in any <br />way increase the existing rate or premiums or affect any fire or other <br />insurance upon the Leased Premises or the Building, or cause a <br />cancellation of any insurance policy covering the Leased Premises or <br />the Building or any part thereof or any of its contents. Tenant shall not <br />do or permif or suffer anything to be done in or about the Leased <br />Premises which will in any way obstruct or interfere with the rights of <br />other tenants or occupants of the Building. Tenant shall, at its sole <br />cost and expense, promptly comply with all local, state or federal laws. <br />8.2 Hazardous Waste and Materials. <br />(a) Tenant shall not dispose of or otherwise allow the release of <br />any hazardous waste or materials in, on or under the Leased <br />Premises, or any adjacent property, or in any improvements <br />placed on the Leased Premises. Tenant represents and <br />warrants to Landlord that Tenant's intended use of the Leased <br />Premises may involve the use or bringing on to the Leased <br />Premises some hazardous waste or materials in the normal <br />cowrse of their business. As used herein, the term "hazardous <br />waste or materials" includes any substance, waste or material <br />defined or designated as hazardous, toxic or dangerous (or <br />any similar term) by any federal, state or local statute, <br />regulation, rule or ordinance now or hereafter in effect.
