6. Real Property Taxes. <br />6.1 Landlord's Responsibilitv. <br />Landlord agrees to pay real property taxes assessed against the <br />Leased Premises during the Lease term, subject to the tax <br />responsibility of Tenant described in 6.2 below. <br />6.2 Tenant's Responsibilitv. <br />In the event that Tenant fails to qualify for exempt status under <br />Oregon Revised Statutes, 307.112, Tenant agrees to pay to Landlord, <br />as atlditional rental, an amount equal to any increase in real property <br />taxes attributable to the Leased Premises which shall cause the real <br />property taxes on the Leased Premises to exceed the taxes for the <br />base year 1994-95. The amount of increase shall be determined by <br />taking the total increase in taxes on the building and the underlying <br />land, and multiplying it by a fraction having as its numerator total <br />rented floor area of the Leased Premises and as its denominator the <br />total floor area of the building. Landlord shall submit its statement of <br />Tenant's share of increase in taxes, if any, prior to March 1, 1995, and <br />prior to March 1 of each year thereafter during the term of this Lease. <br />Tenant shall pay its proportionate share of increase in taxes within <br />thirty (30) days after Landlord's statement. Landlord shall fumish <br />Tenant with such information as Tenant shall reasonably be required <br />to verify Landlord's calculations. <br />6.3 Propertv Tax Exemption. <br />In the event Tenant applies for, and is granted real property tax and <br />assessment ~ exemption as provided by Oregon Revised Statutes, <br />307.112, Tenant's annual rental shall be reduced by the actual <br />ampunt of real property tax or assessment reduction achieved as a <br />result~of such application.
