HAMLIN Pe
~rom: JENSON Emmy R
Sent: Friday, April 02, 2004 9:37 AM
To: BABCOCK Richard B
Cc: HAMLIN Peggy D
Subject: RE: Sale of Royal Danebo property
As part of the lawsuit, the City got to buy two parcels in July 2001 at Royal and Danebo. The total area of the site was 22
acres. The price was 2.75 million and was a settlement price rather than an appraised value.
Over the next couple of years, an interdepartmental team spent time to re-zone the property and to clear all encumbrances
to make the property more easily developable for a future owner.
The westernmost 16.48 acres and was sold by oral auction on November 20, 2003. The full price for that piece was 1.8
million and the City retained $1,679,362.50 alter expenses.
The remaining 5.52 acres was partitioned to create two parcels and a dedicated street. The affordable housing landbank
wanted to acquire about three acres of that site, and POS wanted about two acres for a neighborhood park.
The affordable housing landbank 'purchased' 120,337 sf plus 19,004 sf of street r/w for a total of 139,341 sf or approx.
3.20 acres, which comes to about $382,609.00. Sunna' Murray and Gloria Roberts at PDD handled that interfund transfer
recently.
Parks and Open Space is 'purchasing' 87,194 sf plus,13,770 sf of street r/w for a total of 100,964 sf or approx.2.32 acres,
which equals $277,391. John Weber and Peggy Hamlin are handling that transfer of funds.
The total of the interfund transfers for the smaller pieces should equal $660,000.

~cnough info for you? This is the
only piece I'm involved in.
The fountain of knowledge for the overall transaction is Emmy Jenson in Facilities.
Thanks,
Peggy Hamlin
Financial Analyst
Public Works Administration
682 5834
~ 1
f
