SITE DESCRIPTIONS <br />Rail Depot <br />The rail depot building includes a site area of 27,120 square feet. This site area is effectively <br />rectangular in shape. The railroad tracks abut the site on the north, a restaurant on the south, a <br />pazking lot on the west (subject) and a parking lot on the east (subject). The parcel has 211 feet <br />of frontage on the railroad tracks and a depth of 132.05 feet on the east and 133.26 feet on the <br />west. <br />'Willamette Street terminates at the southwest comer of the parcel and provides access. All urban <br />utilities and services are available. The parcel is slightly sloping from north to south. Access and <br />exposure aze below average. A Level I Environmental Assessment has not been provided. <br />'West Parking Lot <br />Tl~e pazking lot is located immediately west of the depot building and is also a portion of Tax Lot <br />JS00. This lot contains approximately 17,640 square feet and is effectively rectangular in shape. <br />The parcel is abutted on the north by the tracks, on the south by retail buildings, on the west by <br />the county jail facility and on the east by the depot building. The entire site area is asphalt-paved. <br />Access is via frontage on Willamette Street. <br />~3' Strip Along Tracks <br />This strip contains a total area. of 15,015 square feet extending from the depot building to <br />Lincoln Street. This strip is the historical train-boarding platform. The strip has. limited <br />alternative use utility due to the proximity to the tracks, shape and lack of access. <br />Oak Street Access <br />This is a 50-foot wide right-of way that will trend north-south through the parking lot of the <br />Oregon Electric Station. The total area is approximately 23,919 square feet. This parcel will <br />bisect a parking lot serving the Oregon Electric Station restaurant, owned by Jenova Land <br />Company. Please see the taking map on the following page. <br />mess Office Building <br />The Express Office building site includes a site area of approximately 14,215 square feet. This <br />site area is rectangular in shape. The railroad tracks abut the site on the north, a parking .lot on <br />the south and east and the Rail Depot Building on the west. The parcel has 140 feet of frontage <br />on the railroad tracks and a depth of 68 feet. This is an assigned site within the parent parcel. <br />Ingress and egress is assumed to be available to the parcel via Willamette or Oak Streets. All <br />urban utilities and services are available. The parcel is slightly sloping from north to south. <br />Access and exposure are below average.
