These include floor file and associated <br />mastic, ceiling tile(s) wall finishes such as plaster and sheet rock and any other building materials <br />which may have been inaccessible during the walk through. These materials were in generally <br />Good condition with the exception of some green floor file in the N.W. corner room. <br />The main azea of concern found in the building was pipe insulation in the boiler room and attic. <br />The pipe insulation has some damage in the boiler room, at a minimum it should be repaired and <br />ideally be removed. In several areas throughout the attic the pipe insulation is damaged and laying <br />an the attic floor. Currently there is a label on the access panel to the attic saying that asbestosis <br />present in the space. Since the material is damaged, friable and laying as debris, the azea should be <br />isolated until an abatement contractor can be retained to remove the remaining insulation and HEPA <br />vacuum the entire attic prior to allowing personnel or workers into the attic space. This should be <br />done whether the building is sold or not as it is a potential OSHA and Lane Regional Air Pollution <br />Authority (LRAPA) violation in it's present condition. <br />The green floor file in the N.W. corner room has missing tiles, broken tile, and file which show a <br />lot of wear. This material could be considered friable and it should be abated at the same time as <br />the attic .and boiler room. The loose.lnd damaged file geed to beremoverl and replaced. at_ a . <br />minimum. <br />The attic contains approximately 4,500 square feet of floor space and 8001inear feet of pipe <br />insulation. The boiler room has approximately 260 square feet of floor space and 50 linear feet of <br />pipe insulation. The N.W. corner room contains approximately 20O square feet of floor file and <br />mastic. I estimate the cost to abate all of the materials above to be approximately $19,000.
