After <br />neighborhood review of the reconstruction plans, several changes were requested. <br />The revised construction plans for the portion ofright-of--way adjoining your property <br />is nearly unchanged except for the need for a small utility easement measuring 3' X 7'. <br />Please see the map attached to the easement documents for location. I am also enclosing <br />an air-photo to assist in visualizing the location of the proposed easement. <br />Appraisals of commercial properties in the River Avenue area reveal an estimated <br />property value of $10/SF. The placement of the easement is considered to diminish the <br />'~,, property value of the 21 SF by approximately 50%. The calculation for compensation is: <br />21SF X $10/SF X 50% _ $105. The City hereby offers you a minimum payment of <br />$200 as total just compensation for the easement. The $200 is a net payment to you. <br />Any expenses, such as recording the easement, will be paid by the City. <br />The enclosed easement will need to be signed in the presence of a notary. A return <br />envelope (to my attention at the City) has been provided for your convenience.
