1 <br /> ~Mo <br /> ROYAL AVENUE SUBDIVISION SITE <br /> PROPOSED SCOPE OF WORK: <br /> Engineer to prepare zone change applications for both City and Developer properties. <br /> The zone change applications will be submitted separately by each party. Each will be <br /> responsible for their application fees. <br /> Developer will donate to the city, the area along the east/west drainage way and power <br /> lines for park uses as determined by the city including pedestrian access. This area is <br /> approximately 90 feet wide by 955 feet in length (2.0 acre). The eastlwest drainage way <br /> is located within the 2.0 acre azea. <br /> Developer will prepaze required DSL and COE applications to fill the wetland area in the <br /> pazk including where the main north/south street crosses it. The developer will pay <br /> application and consultant fees. The city will take care of mitigating the wetlands <br /> through the West Eugene Wetlands Mitigation Bank. There aze approximately 0.6 acres <br /> of wetlands to be mitigated of which 0.2 acres lies within the street area. <br /> City and developer will shaze in the right-of--way dedication and the construction cost of <br /> the two streets that front the pazk site. <br /> Developer will fill and remove isolated drainage way within the pazk area as determined <br /> by the city. <br /> The open drainage way that traverses the site at the SW corner near Royal Avenue will be <br /> relocated as shown on the drawing by the developer.
