It had been determined that PeaceHealth is the owner of an <br /> approximate 9,148 SF parcel of property referenced above of which 319 SF is needed by the <br /> project. <br /> I am enclosing a copy of the project map that shows the parcel and the area needed by the project. <br /> The project manager is Joe Ramirez, who maybe reached at the number below. Joe will be <br /> happy to provide you with any specific information you may need regarding the project. <br /> Generally speaking, the area is needed to realign the roadway, provide a smooth transition into <br /> the subject parcel, and to provide room for a pedestrian crossing. This is the same general area <br /> the City previously identified as being needed to install a new pedestrian crosswalk at Alder <br /> crossing Franklin Blvd. Since that time, it was decided that the crossing project should be <br /> merged with the road project. Please review the enclosed project plan for details as to the area of <br /> the proposed acquisition. <br /> The City has had several appraisals completed in the area just west of the subject property, with <br /> similar frontages and amenities. The appraisals show a value range around $25/SF. <br /> Based on $25/SF times 319 SF, the City proposes to pay PeaceHealth $8,000 for the area needed <br /> by the project. <br /> If this offer meets with PeaceHealth's approval, please execute the enclosed Street Deed and <br /> return it to me in the envelope provided. Once recorded, I will send you a copy of the recorded <br /> document for your files. The City will pay for all costs associated with the acquisition such as <br /> any escrow fees, recording fees, etc. <br /> Please let me know if you have any questions or concerns.
