KINNEY LOOP SITE <br /> Feasibility Study <br /> August 9, 1999 <br /> Acreage <br /> • City owned property at the Kinney Loop site is limited to 8.2 acres. <br /> • Approximate acreage required for a typical Youth Sports Site would be 35 -40 acres. <br /> Therefore, additional land purchase or a similar partnership with School District 4j would <br /> be required. <br /> • The approximate level of development for the existing 8.2 acre city -owned parcel at <br /> Kinney Loop would be one full -size soccer field and one full -size softball field, and <br /> neighborhood park amenities, such as children's play, picnic areas and restrooms. No on- <br /> site parking could be accommodated. <br /> Public Improvements <br /> • Access to the site is only available via the local street Grand Cayman, through the <br /> Crescent Meadows subdivision. For Coburg Road access, partnership with School <br /> District 4j would be necessary. <br /> • Grand Cayman is currently under construction. Water, stormwater, and wastewater <br /> services will be available to the City's parcel following the completion of this private <br /> development. <br /> • Approximate costs would be $40,000 for a sanitary sewer equivalent assessment and <br /> $20,000 for EWEB system development charges. <br /> Planning <br /> • The City parcel is currently zoned R2 and would require that the City obtain a <br /> Conditional Use Permit for any park development. <br /> • The adjacent School District property is outside of the City limits and would require <br /> annexation. <br />
