They include the following: <br /> 1. Fence at northeast comer of building has been moved 4' to the south to reduce impacts on <br /> existing beech tree. <br /> 2. South end of parking lot has been moved 3' to the east to reduce impacts on existing elm tree <br /> adjacent to playground. <br /> 3. East edge of parking lot has been raised 5" to reduce impact on existing red oaks. <br /> 4. Existing 8" red oak along Hilyard has been removed, and parking spaces reconfigured to reduce <br /> impacts on adjacent 16" and 22" red oaks. <br /> 5. New walkway connect parking lot to front entrance has been realigned to approximate the <br /> earlier design. This allows retention of both 20" pin oak and 14" red maple. <br /> 6. Proposed lawn with concrete mow strip at vegetated filter strip has been replaced with unmown <br /> vegetation mix which incorporates screening shrubs into filter strip. ** This removes impacts of <br /> constructing concrete mow strips within critical root zones of existing red oaks along Hilyard. <br /> 7. Incorporation of screening vegetation into filter strip (see #6 above) allows expansion of the <br /> filter strip by 4' It is now approximately 15' at the northern portion of the parking lot, and 12' at <br /> the southern end. <br /> ** The design and planting of the vegetated filter strip is taken from the City of Portland's <br /> Stormwater Management Manual, adopted July 1, 1999 (diagram attached). It calls for shrubs, <br /> herbaceous ground covers, and grasses. We can utilize low clumping grasses which will not <br /> require mowing. Maintenance of this strip will be lower than a combined lawn/shrub bed <br /> configuration. The greater filtering area will increase the overall effectiveness of the strip, and the <br /> appearance will be distinctively unique as a visually attractive stormwater element. The cost will <br /> be comparable to the original lawn/shrub bed filter strip design. <br /> I hope this information is helpful in evaluating project impacts and determining the place of <br /> innovative sormwater measures. A 24" x 36" copy of the plan and sections is available upon <br /> request.
