COMMENTS — Teri Higgins <br /> SCHEMATIC DESIGN COST ESTIMATE, OCTOBER 14, 1999 <br /> PARKS <br /> NOTE: The project soft costs are approximately $200,000 more than estimated in the RFP. This <br /> is due to potentially high SDCs, $40K for the arts, and design fees of 13.7 %rather than the <br /> estimated 10 %. Soft costs are not reflected in the schematic design estimate. <br /> The Churchill HS Parks budget shown ($995,000) does not include $40K for the covered picnic, <br /> therefore if the covered picnic is NOT built, the CHS site is within budget (i.e. the total project <br /> shortfall is $102,795, not 142,795). <br /> Covered bike parking will not be required under this project at any site, although additional bike <br /> racks should be provided. Potential deduction of $17,000. <br /> The W. Node Development at CHS still shows a greater scope than discussed. Primary goal is to <br /> provide access to the parks /fields. Potential deduction of $20,000. <br /> Miscellaneous site utilities were not included in the RFP as a separate line item but total about <br /> $190,000 in this estimate. Research is still being conducted, but I don't anticipate this number <br /> being reduced by more than 20 %. <br /> FIELDS <br /> NOTE: Fields under drains were not included in the RFP estimates based on conversations with <br /> Field Turf. This schematic design estimate still includes some under drains (approximately <br /> $200K) until geotechnical reports can be evaluated. Although the fields construction estimate is <br /> over the RFP amount, the fundraising required is still about $1.1M due to a reduction of soft costs <br /> (design fees of 6% rather than 10 %). <br />
