t
13. TIMELINESS — Is there an immediate need or threat of facility closure because of non- compliance
with state and federal laws. Describe any actions under consideration that could result in a lost
opportunity or facility becoming unavailable for public use. Is there a threat to losing the available local gi gr
match or the ability of local project sponsor not being able to complete the project within 2 years?
The property was recently purchased by a Portland developer. The site is zoned for single
family development, and although there are significant development constraints, there have
been at least 2 preliminary development proposals for the site within the last year. The owner
has a land use attomey and a local land planning consultant currently involved in the process of
preparing plans for a Planned Unit Development and may submit development permit
applications with the next few months. He is intent on submitting plans as soon as possible to
avoid Eugene's forthcoming Goal 5 regulations which are expected to be adopted by next June.
Based on comparisons with similar sites in the South Hills of Eugene, we can expect a
development plan to indude about 78 units on the site. The owner has given the City very
limited time to dose on a purchase agreement, and we are currently in final negotiations.
NI)
•
Nieir
