You can see from the map on the <br /> all that this property does not provide Ridgeline Trail connectivity. <br /> However, our perspective was that it was worth pursuing if the acquisition of <br /> 10 acres for the Stream corridor program, in addition to acquisition of 10 <br /> acres for the Ridgeline Trail program would leverage the donation of the <br /> remaining 19 -plus acres. <br /> An offer was made for the amount of $300,000 for the total property. We <br /> again thought we had agreement on the sale, but subsequently the property <br /> owner declined our offer. The property was then sold for $325,000 to a <br /> private party. <br /> We began negotiations with the new owner in June 2004 who indicated a <br /> sale may be possible for the amount of $600,000 if the sale could close by <br /> the first of October. <br /> We were unable to gain an appraisal, and meet the conditions of the sale <br /> within the allotted time. An appraisal based on what a local engineering <br /> firm and local appraiser felt represented the development potential of the <br /> property came in at $430,000. An offer made to the property in this amount <br /> was subsequently declined. <br /> Staff have indicated to the property owner that we are still interested in the <br /> property with particular interest in the Stream Corridor. The response we <br /> have received is that the property owner may be interested in talking with us <br /> a little later, but first wants to explore the development potential of the <br /> property. <br /> Neighbors of this property have indicated to us a high interest in the property <br /> and have asked us to keep our acquisition options regarding the property <br /> open. I think this fits well with what we are doing. <br /> So our current status is taking an "on- hold" perspective awaiting restarting <br /> talks with the property owner after he has explored his other options. <br /> I will be happy to answer any questions I can. <br />
