You can see from the map on the all that this property does not provide Ridgeline Trail connectivity. However, our perspective was that it was worth pursuing if the acquisition of 10 acres for the Stream corridor program, in addition to acquisition of 10 acres for the Ridgeline Trail program would leverage the donation of the remaining 19 -plus acres. An offer was made for the amount of $300,000 for the total property. We again thought we had agreement on the sale, but subsequently the property owner declined our offer. The property was then sold for $325,000 to a private party. We began negotiations with the new owner in June 2004 who indicated a sale may be possible for the amount of $600,000 if the sale could close by the first of October. We were unable to gain an appraisal, and meet the conditions of the sale within the allotted time. An appraisal based on what a local engineering firm and local appraiser felt represented the development potential of the property came in at $430,000. An offer made to the property in this amount was subsequently declined. Staff have indicated to the property owner that we are still interested in the property with particular interest in the Stream Corridor. The response we have received is that the property owner may be interested in talking with us a little later, but first wants to explore the development potential of the property. Neighbors of this property have indicated to us a high interest in the property and have asked us to keep our acquisition options regarding the property open. I think this fits well with what we are doing. So our current status is taking an "on- hold" perspective awaiting restarting talks with the property owner after he has explored his other options.
