i <br /> 1 <br /> Dwelling Permits The subject currently has dwelling permits for four of the 14 <br /> tax Tots. Two are located south of the MetroPlan line and <br /> were once improved with dwellings that have since been <br /> removed. Replacement dwellings are permitted on these <br /> I two sites (map and tax lots: 18-03 -22 -500 & 18 -03-22 -100). <br /> Two of the dwelling permits are located north of the <br /> MetroPlan line. These two lots (map and tax lots: 18-03-15 - <br /> 400 & 18-03 -15 -100) have never been improved with <br /> dwellings. However,' after a recent template dwelling tests . <br /> completed by Tolbert Associates, LLC (land Surveying and • <br /> Land Use Planning), two dwelling permits have been <br /> I issued by Lane County. The reader should note that the <br /> template dwelling tests did not include feasibility studies <br /> for well and septic. It is assumed that well and septic _ <br /> systems would be feasible on these two sites. <br /> Site Rating Overall, noting its current location outside the Urban <br /> Growth Boundary, development of the subject is very <br /> limited. However, its location on the cusp of development <br /> and close proximity to the UGB supports its probable future <br /> development. The size, shape, access and location all <br /> support future development of the site. <br /> f . <br />
