3. Equipment and radio rentals rate savings would off set any facility rate increases.
4. The new building would be more energy efficient than the current building.
5. A storage building of some kind is necessary at Owen Rose Garden ( a minimum of 650
square feet, at an approximate cost of $65,000)
6. The lost employee productivity due to travel time ($15,000 per year) would pay for a new
maintenance shop over a 10 year period. Therefore, a 30 year building would pay for
itself 3 times over in employee productivity savings.
Intangible Gains of Onsite Shop:
♦ Employee morale
♦ Reduced plant theft
♦ Reduced illegal bloom cutting
♦ On -site reference library-roses
7
f ♦ Extended winter restroom usage
o ♦ Increased public contact
♦ Greater public sense of security
• Phone for Riverfront emergencies
I am obviously biased to having an on -site maintenance shop at Owen Rose Garden. Taking the
information in this brief report, I believe that anyone can see that an onsite maintenance shop
would more than pay for itself over the life of the building.
cc: Johnny Medlin, PWM
Doug Miller, PWF
Page 4
