We have considered your offer. We are willing to sell <br /> 22.7 acres inside the City and 12.3 acres outside the UGB (as depicted on attached map) <br /> to the City of Eugene for a price of $650,000.00 under the following terms: <br /> Terms include: <br /> Full cash payment is made within 60 days of acceptance <br /> Closing will be at Western Pioneer Title, Bev Fiser escrow agent <br /> City will pay all closing costs <br /> Unpaid taxes and liens are deducted from the price <br /> City will conduct a level one hazard assessment. If a positive <br /> finding (of a hazardous substance or condition) is found, <br /> this offer may be subsequently modified or withdrawn <br /> City will bear the cost of all land use action necessary to complete this <br /> transaction <br /> City will create a metes and bounds description of the parcel to be purchased <br /> Access to the Park will not be on any roads in T18S, R3W, Sec 3, TL 106 or 107 <br /> without bearing the cost of building said roads <br /> Seller will maintain a permanent easement for ingress and egress for an <br /> Emergency Secondary Access road through the Park (route to be <br /> described at time of closing at Seller's expense) <br /> As part of the consideration for this transaction, the acreage to be sold to <br /> the City shall be used to satisfy any Park requirements required by the <br /> City for a future PUD on the remaining portion of Seller's property. <br /> We would appreciate your response by March 6, 1998. <br /> Sincerely, <br /> A lio_ Debra A.
