1. <br /> For these reasons, it was concluded that subject parcel 1 is significantly inferior to the sale <br /> properties. Sale 2, which is the best comparable, is located just south of subject parcel 1. <br /> It sold in 1986 for $14,100 or $1,713 per acre for enhancement of an adjoining landowner's <br /> residence. It was concluded that this sale was superior to subject parcel 1 primarily due to <br /> access and utility because of its location adjacent to residential development. <br /> In analyzing the sales, it is apparent that the subject parcel is inferior to all of the sale <br /> properties.. The question is how much? It was our conclusion that the parcel would sell <br /> for $800 per acre. Because of the wide range of the data and the relatively large degree of <br /> subjectiveness involved in this case, we would not argue with a value of $1,000, or even <br /> $1,200 per acre. Perhaps a better or more supportive conclusion, based on the available <br /> data, would have been to report a value range of $800 to $1,200 per acre. <br /> In our analysis, we estimated the market value of the subject property as a separate parcel <br /> standing alone. We did not take into consideration that the property would be worth more <br /> to a adjoining owner.
