Term. <br /> 5 <br /> 2.1 Term. The term of this lease shall be for+9years, beginning on September 15, 2002 <br /> and continuing until midnight on September 15, 2.4it unless extended or sooner terminated as <br /> provided in this lease. 2.0 07 <br /> 2.2 Renewals. <br /> 2.2.1 If Emerald Valley wishes to renew this lease, it shall give City written notice <br /> of its desire not less than 120 days prior to the expiration of the then existing term. So long <br /> as City determines in its sole discretion that there is still a need for this type of recreational <br /> youth activity, the lease shall be renewed for an additional five years; however, if City finds, <br /> following such investigation and opportunity for public comment as City deems appropriate, <br /> that there is no longer a need for this type of recreational youth activity, it shall so advise <br /> Emerald Valley in writing within 30 days after receiving notice of Emerald Valley's desire <br /> to renew, and the lease shall not be renewed. <br /> 2.2.2 This lease may be renewed for not more than four five -year terms after the <br /> expiration of the initial term in the year 2012, if all conditions of this section are met. All <br /> renewals are subject to all terms and conditions of this lease except as otherwise specifically <br /> provided. Each renewed term shall commence immediately upon expiration of the lease <br /> term. <br /> Section 3. Rent. <br /> Basic rent shall be the sum of $1.00 per year. Rent for the entire 10 -year term of this lease <br /> shall be paid in the lump sum of Ten and no /100ths Dollars ($10.00) at the beginning of the lease <br /> term, September 15, 2002. Rent for subsequent terms of this lease shall be prepaid on the effective <br /> date of the extension. Further consideration for this lease shall be the obligation of Emerald Valley <br /> to provide recreational activities to the youth of the City of Eugene in the form of BMX, and said <br /> obligation shall continue throughout the term of this lease. <br /> Section 4. Use of Premises. <br /> 4.1 Bicycle Motocross. Emerald Valley shall use and permit the use of the Premises only <br /> for the maintenance and operation of bicycle motocross activities and for other purposes within a <br /> reasonable range of bicycle - related or incidental activities.
