• <br /> 2.2.2 Thereafter, if Emerald Valley wishes to renew this lease, it shall give County <br /> r. l written notice of its desire not less than 120 days prior to the expiration of the then existing <br /> term. So long as the County finds there is still a need for this type of recreational youth <br /> activity, the lease shall be renewed; however, if County ever finds, following public hearing <br /> for such purpose, that there is no longer a need for this type of recreational youth activity, <br /> it shall so advise Emerald Valley in writing within 30 days after receiving notice of Emerald <br /> Valley's desire to renew and the lease shall not be renewed. <br /> 2.2.3 If the County ever transfers the property subject to this lease, the transferee <br /> must obtain County's written concurrence in any decision to not renew this lease, unless both <br /> transferee and Emerald Valley are in agreement that the lease should not be renewed. <br /> 2.2.4 All renewals are subject to all terms and conditions of this lease except as <br /> otherwise specifically provided. Each renewed term shall commence immediately upon <br /> expiration of the lease terms. Extension of the lease term by notice as described above shall <br /> be irrevocable. <br /> SECTION 3. RENT <br /> Basic rent shall be the sum of $1.00 per year. The obligation to pay basic rent shall <br /> commence on 214140 4, lgg2_ , and shall be paid annually on the same date <br /> thereafter throughout the term of this lease. Further consideration for this lease shall be <br /> the obligation of Emerald Valley to provide recreational activities to the youth of Lane <br /> County in the form of BMX, and said obligation shall continue throughout the terms of this <br /> lease. <br /> SECTION 4. USE OF PREMISES <br /> 4.1 BICYCLE MOTOCROSS. Emerald Valley shall use and permit ti the use of <br /> for <br /> Premises only for the maintenance and operation of bicycle motocross <br /> other purposes within a reasonable range of related or incidental activities. Such activities <br /> include the hosting of any district, regional or national events sanctioned by the American <br /> Bicycle Association or other nationally recognized association promoting bicycle motocross <br /> purposes. Emerald Valley shall provide County no less than 30 days notice regarding any <br /> event to be hosted by Emerald Valley that is beyond the scope of its usual, local, activities. <br /> Emerald Valley shall have the authority and responsibility to maintain and develop <br /> the Premises consistent with the function and goals of BMX and Emerald Valley. This shall <br /> include the maintenance and development of the track site and facilities necessary for <br /> Emerald Valley to remain in good nied sanctioning bodyn for any and all American <br /> Association, or other nationally recognized <br /> shall include the legal use of lights and a public address system. <br /> WP be /sc/00129/C 3 <br />
