Washington Eugene, OR 97401 RE: Thomason Lane Construction Budget Dear Michelle: Construction Focus, Inc. provides construction cost estimates for a wide variety of clients throughout the Eugene - Springfield metropolitan area. We have been providing this service since 1994 and our clients have included local municipalities, agencies, developers, architects, general contractors and subcontractors. Recently you presented our company with a document titled "Child Care Inc., Estimated Project Costs, New Facility on Thomason Lane" along with a copy of the plans and specifications for this upcoming project. You specifically requested that we review that document for accuracy and completeness. That review has been completed and I can say with confidence that your projected project costs are indeed complete and thorough, it includes the full range of project costs. You have included the direct building costs that I believe are accurately projected for the type of structure that has been designed. Your contingency fees are appropriate and I support your inclusion of certain site development costs such as fences, landscaping and playground development. You have included charges that are typically referred to as "soft costs ", such as land acquisition, testing, permits, SDC's, furnishings, and design fees. You have completed one of the first but also one of the critically important steps in the development of this project, developing a complete and accurate tabulation of expected project costs.
