The entire site is a <br /> total of 172 acres comprised of 4 units: Oxbow East & Balboa on the northeast side of <br /> Amazon Creek and Oxbow West and Beaver Run on the southwest. This analysis does <br /> not include Oxbow West (approx 36 ac). Purpose of mitigation bank sites within area is <br /> to restore historic wetland types and habitats that occur naturally in the area. The <br /> immediate (5 year) goal of the bank sites are defined in the Environmental Assessment <br /> No. OR -090 -98-26 and City Contract No. 95-00266 and the Mitigation Improvement Plan <br /> (MIP). The long term purpose and standards for the area (defined as a Natural <br /> Resource District) are described in the Eugene City Code 9.300. <br /> Historic use was an airport on part of site. There are levees, check valves, stand pipes & <br /> other storm water management structures proposed or existing. A trail, boardwalk and <br /> viewing areas are proposed or built. Weed control is a significant issue. Adjacent lands <br /> uses are or will be industrial or commercial. <br /> Adjacent land use summary. <br /> North: SP RR to north with mitigation bank site on other side of RR track. <br /> East: Danebo St. & industrial buildings to east. Agriculture lands & more industrial on <br /> • <br /> other side of Danebo St. <br /> South: 11th St (major road) to south. <br /> West: Industrial, parking lot, and fill area take up 2/3's of the west side. Remaining 1/3 is <br /> WEWP mitigation site & Amazon Creek. <br /> Major intrusions summary. <br /> Amazon creek & paved trail crosses entire site running east/west. <br /> Graved trail through middle. <br /> Mantic Ave. (deadend) enters from north and runs 800 ft. <br /> Property Analysis Record 2.0 (C) 1999 Center for Natural Lands Management <br />
