EXHIBIT E: Course Improvements and Renovations <br />Contractor shall conduct the following renovations and improvements as set forth herein. <br />Contractor may perform the following work itself in accordance with Sections 10.1 and <br />10.2. Contractor shall not be required to place the following work up for bid if pursuant <br />to ORS 279A, 2798, and 279C. <br />Contractor shall be allowed to allocate the capital improvement funds among the <br />following, depending upon the needs and priorities fro the facility as reasonably <br />determined by the Contractor and in agreement with the City: <br />1. Renovation /Re -model Fireside Room: $30- 35,000.00 <br />1.1. Install wood floors <br />1.2. New wall coverings <br />1.3. Re -do window framing <br />1.4. Update catering kitchen <br />2. Pro Shop: $18- 20,000.00 <br />2.1. Remodel bathrooms <br />2.2. New retail counter <br />2.3. Re-arrange the shop <br />2.4. Create display area for merchandise <br />2.5. Establish deli food and refrigerator <br />2.6. Build an area fora full line of rental. equipment <br />2.7. Create seating area with flat screen television and reading materials <br />3. Driving Range Improvements: $8- 12,000.00 <br />3.1. Add covered area on top level <br />3.2. Re -turf the upper level of driving range <br />3.3. Upgrade the lower level <br />3.4. Frame in two stalls on the lower level for winter instruction and video <br />equipment for lessons <br />4. Practice Area Improvements <br />4.1. Expand practice green; add sand traps <br />4.2. Incorporate the 3 hole expansion into practice area plan <br />5. Maintenance /Storage <br />5.1. Clean this up. <br />6. General Playing Conditions <br />6.1. Improve drainage <br />6.2. Improve tee box areas <br />6.3. Improve greens <br />6.4. Improve bunkers <br />
